About this service

What is a Commercial EPC?

A Commercial Energy Performance Certificate rates a non-domestic building's energy efficiency from A to G. It is required under the Energy Performance of Buildings (England and Wales) Regulations 2012 (SI 2012/3118), which transpose the EU Energy Performance of Buildings Directive into UK law. The rating is produced using approved software (SBEM for most buildings, or DSM for complex ones) and lodged on the central Landmark non-domestic register.

You need a valid EPC whenever a commercial building is constructed, sold or let. It is also triggered by a change of tenancy or major refurbishment that alters the heated area or services. A commercial EPC is valid for 10 years, but a new one is required if the building is materially altered or re-let to a new tenant after expiry. Buildings under 50 m² standalone, certain places of worship, and temporary structures used for under two years are exempt.

The deliverable is a certificate showing the asset rating, a Recommendation Report listing cost-effective improvements, and an XML lodgement on Landmark. The owner or agent must commission it before marketing, attach it to sales and letting particulars, and provide a copy to the buyer or tenant. The certificate number is the auditable proof of compliance for solicitors, lenders and local authority Trading Standards.

Why this matters: Marketing or letting a commercial property without a valid EPC can incur a penalty of 12.5% of the rateable value (minimum £750, maximum £5,000 per breach) under the EPB Regulations, plus separate MEES penalties of up to £150,000 for letting a sub-standard property.
