What does a Commercial EPC entail?

Once you have a booked your commercial EPC online.

 One of our team will visit your site and carry out a thorough survey. This allows us to capture information about the building. This will be unobtrusive and been optimised for minimal disruption.

 We will build a 3D dynamic model of your building allowing us to produce the EPC, but also interrogate the property and provide bespoke, actionable options to improve efficiency.

We shall send you a draft EPC with the rating the building achieved with the recommendations report.  We shall also provide an output data report which will depict graphs of heating and lighting demands. We usually look to provide the EPC within 5 working days.

If your EPC achieves a B rating or above.  Many of our clients ask for these to be lodged immediately.  We can offer this service at no extra cost.

The EPC will be lodged onto the register https://www.gov.uk/find-energy-certificate

The property will then have a valid EPC for 10 years.

What is a Commercial EPC

EPC stands for Energy Performance Certificate. It is a document that provides information about the energy efficiency of a commercial building. The purpose of a Commercial EPC is to assess and rate the energy performance of a building, allowing potential buyers or tenants to compare different properties based on their energy efficiency.  It is essential to engage a qualified and accredited energy assessor to conduct the EPC assessment and issue the certificate. 


Here are some key points about Commercial EPCs:


  • Energy Rating: The energy performance of the building is rated on a scale from A to G, with A being the most energy-efficient and G being the least efficient. The rating takes into account factors like the building's fabric, insulation, and energy consumption.
  • It is a legal requirement when a commercial building is constructed, sold, or rented out. The aim is to encourage energy efficiency and provide transparency to potential buyers or tenants.
  • Validity and Display: Commercial EPCs are typically valid for 10 years,  The EPC should be displayed prominently in the building, such as in the entrance area or near the property's advertisement.
  • Impact on Marketability: The energy rating provided by the EPC can have an impact on the marketability and value of a commercial property. Buildings with higher energy ratings are often more attractive to potential buyers or tenants, as they offer the potential for lower energy costs and reduced environmental impact.


When is a Commercial EPC required?

 

  • Sale or Rent: When a commercial property is being sold or rented out, a valid EPC must be provided to potential buyers or tenants. The EPC should be made available as part of the property listing or upon request.
  • Construction: For newly constructed commercial buildings, an EPC is required before the building can be occupied or used.
  • Modifications: If significant modifications or alterations are made to a commercial building that could affect its energy performance, an updated EPC may be required to reflect the changes.
  • Existing Buildings: In certain cases, even if there is no sale, rental, or major modification, a commercial property owner may voluntarily obtain an EPC to assess and improve the energy efficiency of the building.

WHAT HAPPENS ONCE AN EPC IS COMPLETED?

 

The report is lodged with the central Landmark register for either England & Wales, Scotland or Ireland' on completion and allocated a unique 24 digit Report Reference Number (RRN). A Commercial EPC and Recommendation Report are then drawn up for each commercial property in question.
